Office spaces and commercial complexes lack buyers as corporates have put the brakes on expansion plans. Even local retailers are postponing plans to open new showrooms in different parts of the city.</div>

There are no takers for commercial space even at 50% of the rates offered last year. The rentals, especially in the outskirts such as Mansarovar and Jagatpura, have come down to Rs 20 from Rs 100 per sq ft a year ago. Commercial rentals in areas like M I Road have seen a correction of 10-15% and around 20% in posh Malviya Nagar,” says Blue Earth Consultants managing director Surendra Rajpurohit.</div>

In areas like Civil Lines, C-Scheme, Bapu Nagar and Malviya Nagar, a two-bedroom flat is still above Rs 32 lakh, while land cost too is hovering around Rs 50,000 per square yards. It’s in the far off areas like Jagatpura, Sikar Road, where property prices have come down by 25%,” says Siddhartha Singh Rathore, a promoter of Jagatpura area.</div>
<div id="_mcePaste" style="position: absolute; left: -10000px; top: 0px; width: 1px; height: 1px; overflow-x: hidden; overflow-y: hidden; text-align: justify;">A recent announcement by the Rajasthan government to roll out affordable houses in collaboration with private builders is attracting a lot of interest. Builders with huge land banks are doing feasibility studies to come up with low-cost housing solutions for the urban poor. According to the proposed scheme, the state government would dole out sops to rope in private builders for the construction of low-cost houses.</div>
<div id="_mcePaste" style="position: absolute; left: -10000px; top: 0px; width: 1px; height: 1px; overflow-x: hidden; overflow-y: hidden; text-align: justify;">“As per the plan, the state-owned Rajasthan Housing Board would construct 10,000 houses while private builders would have to provide the remaining 15,000 houses. Initially, the scheme will be implemented in cities such as Jaipur, Jodhpur, Alwar, Kota and Bhiwadi. Later on, it will be replicated in other cities,” says an Urban Development and Housing official.</div>

The new policy would make it mandatory for developers to reserve 5-10% of the total area for low-cost houses. “The mid and luxury segments have taken a hit. Our focus is now to cater to the housing needs of urban poor, which comprises a big population segment. If the government provides us with some concessions and facilities, we would be happy to lap it up,” says S S Developers and Promoters’ managing director Mridul Sisodiya.</div>

They say that there can’t be major cuts as they themselves have bought land at hugely escalated rates.</div>

<p style="text-align: justify;">The Jaipur property market is witnessing some real price correction amid cautious buying and oversupply. This is having a major impact on commercial projects. Office spaces and <a href="http://jaipurprops.in">commercial complexes in Jaipur</a> are missing the buyers as corporates have put the brakes on expansion plans. Even local retailers are postponing plans to open new showrooms in different parts of the city.</p>
<p style="text-align: justify;">The buying rates as well as the leased rentals have shown a negative trend in the recent past. There are no takers for <a href="http://jaipurprops.in">commercial space in Jaipur</a> even at 50% of the rates offered last year. The rentals, especially in the outskirts such as Mansarovar and Jagatpura, have come down to Rs 20 from Rs 100 per sq ft a year ago. Commercial rentals in areas like M I Road have seen a correction of 10-15% and around 20% in posh Malviya Nagar.</p>
<p style="text-align: justify;">Although, the housing prices have seen only a marginal drop in prominent residential areas, there has been a major decline being witnessed in the outskirts.</p>
<p style="text-align: justify;">In posh areas like Civil Lines, C-Scheme, Bapu Nagar and Malviya Nagar, a two-bedroom flat is still above Rs 32 lakh, while land cost too is hovering around Rs 50,000 per square yards. It’s in the far off areas like Jagatpura, Sikar Road, where property prices have come down by 25%.</p>
<p style="text-align: justify;"><strong><span style="color: #3366ff;">Rajastan Government Urban Development Project</span></strong></p>
<p style="text-align: justify;">Rajasthan Government has lately announced to roll out affordable houses in collaboration with private builders.  According to the proposed scheme, the state government would dole out sops to rope in private builders for the construction of low-cost houses. This is attracting a lot of interest from the builders community. Builders with huge land banks are doing feasibility studies to come up with low-cost housing solutions for the urban poor.</p>
<p style="text-align: justify;">As per the plan, the state-owned Rajasthan Housing Board would construct 10,000 houses while private builders would have to provide the remaining 15,000 houses. Initially, the scheme will be implemented in cities such as Jaipur, Jodhpur, Alwar, Kota and Bhiwadi. Later on, it will be replicated in other cities.</p>
<p style="text-align: justify;">The government is also mulling changes in the township policy. The new policy would make it mandatory for developers to reserve 5-10% of the total area for low-cost houses.</p>
<p style="text-align: justify;"><strong><span style="color: #3366ff;">Fully Furnished Flats at Reasonable Rates</span></strong></p>
<p style="text-align: justify;">Low property transactions may be a cause of concern for real estate players but they are not willing to cut down the prices. They say that there can’t be major cuts as they themselves have bought land at hugely escalated rates.  However, they are limiting their profit margins and at the most offering fully furnished flats at reasonable rates.</p>
